Step 1.
commercial parcel could be use by multiple shop. These shop could use same address as parcel address.
Or they could use different address than the parcel address.
Historically as long as shop owner registar a new address with USPS, does not need go through county assessor.
As result, parcel assessor never record these new address, however, these new address was used by USPS, google map,
2584 slauson was indentify as duplicate address, (black cross), means these 2 parcel must have same address 2584.

LA county really list these 2 parcel as same address 2584, only difference is McDonald is lot 4
the other is lot 1

T-mobile use 2550, while this parcel address is 2584, so owner just use different address other than parcel.

county assessor never record 2550, so if you only use county assessor address, you will never know it should be 2550. This is one of many commercial parcel, lots of case like this.
So what is the solution to solve this? MicroStation - address survey -program can use as supplyment to assessor parcel address.
If I turn on micro-station address ( red triangle ), 2550 shows up, along with a lot other historically used address by different shop in different years.

so 7-11 use different address than parcel address.

Conclusion: county assessor address only gives you 70% accuracy, micro-station address as supplyment will gives you additional accuracy to let it reach 95%
